Moving up in space, we have our Garage Conversion ADU. This floor plan offers a smart layout, making it a perfect option for small, functional living spaces.

The open-concept living room and kitchen create a sense of flow, maximizing space for entertaining or daily living. The proof is in the pudding. This ADU features a U-shaped kitchen, french doors, stackable washer and dryer, and adequate storage for both bedrooms.
Perfect for small families or renters, this design maximizes comfort and functionality in a compact footprint.
Notice this layout also has two entrances? The french doors offer the potential to add an outdoor space, which would expand the useable living space without driving up costs too much. Alternatives could be accordion doors if you’re looking to get fancy, or just a simple sliding glass door. Either way, adding a door here that encourages indoor/outdoor use will really expand the usability of your unit.
750 sq ft Garage Conversion ADU
This design is similar to the last, but with some rooms shifting around.
Upon entry into the ADU, you immediately walk passed the kitchen area and a convenient coat closet on your left. The kitchen features a kitchen island that functions as a prep station and a perfect stage to host guests. Behind that is the spacious living room.
Continuing down the hallway, you’ll find the bathroom and two bedrooms, both of similar size and with ample storage.
Hot Tip: 750 sq ft is the max size you can build your ADU before you are required to pay Development and Impact Fees in California.
While this layout is great and serves all the needs of a small family, square units can be tricky to work into some properties. The next floor plan may offer some flexibility.
820 sq ft Stand-Alone L-Shaped ADU
